N4 – Notice to End a Tenancy Early for Non-payment of Rent

When to Use the N4 Form

The N4 form should be issued immediately after the rent payment due date has passed. For example, if the rent is due on the 1st of each month and remains unpaid, the N4 form can be issued.

Notice Period

  • The tenant must be notified at least 14 days in advance.
  • If mailing, consider delivery time. The fastest and safest method is email, provided the lease agreement includes a clause permitting notice via email.

Notifying All Tenants

  • If there are multiple tenants, all tenants must be notified individually. Failure to notify any tenant will require the process to be restarted.

Correct Address

  • Ensure that the tenant's correct address is included on the form. If incorrect, the form must be rewritten.

Accurate Amount

  • The amount of rent owed should be calculated correctly and written clearly on the N4 form. The amounts listed on each page must match.

Scope of the N4 Form

  • This form is only applicable to unpaid rent. It does not cover parking fees or any other charges.

Signature and Date

  • The form must include the landlord’s signature and date. If these are missing, the 14-day notice period will need to be restarted.

Tenant's Right to Pay

  • If the tenant pays the overdue rent within 14 days, the landlord cannot proceed with eviction.
